Pending and closed Sales
The number of pending sales in March was up 33% from a year ago and was up about 25%
from February. The statistics for March pending sales varied for different parts
of the County. The above graph shows the 3 month moving average of pending
sales for different parts of the County.
Bainbridge Island has seen above average activity followed by Bremerton.
Buyers – there are still some good values available BUT who knows when the interest rates will start to move up.

These graphs that are taken directly from the Northwest MLS only share a glimpse of activity. Without breaking down the each market segment it would appear that the market continues to improve. However,a house is not always a house. They come in all sizes, shapes and condition.

The Kitsap County real estate market (Poulsbo, Silverdale, Kingston, Bremerton, Bainbridge Island) is dramatically picking up steam. Every office is reporting buyers aggressively seeking out the bargains that appear to be a thing of the past. But the single biggest commentary is the lack of inventory which makes for an even tighter market in certain price ranges. The grave above demonstrates this. Example: March 2011 226 homes in all of Kitsap County went into contract (pending status) for the March 2012, 283 homes went into pending status with nearly 100 LESS homes listed for sale!
The super good news is that interest rates remain stable with approximately 4% for 30 year amortization. The single digit interest rate allows homes to remain affordable.
If you are thinking about making a purchase do NOT delay!

8 Ways to Sweeten the Deal On Your Home
Offering freebies with your house is almost a requirement in today’s market. Buyers want you to help reduce the initial hit to their wallet should they buy your house. Whether you are looking to sell your home in Poulsbo, Silverdale or Bainbridge Island — are are some GREAT ideas!
* Forget the gimmicks! Awhile ago gimmicks (incentives) were fun, but the nature of the real estate market in Kitsap County and elsewhere is more serious now.
* Pay closing costs! Why? While the home price will be spread out over the life of the loan, the closing costs are due NOW.
* Buy down the buyers mortgage interest rate. Instead of knocking down the price, a seller can give money to the lender to go toward the buyer’s interest payment for a certain amount of time. This will lower the monthly payment for the buyer which will let them qualify for a larger loan and purchase price.
* Buy a Home Warranty. It will only cost the seller about $500 and gives the buyer peace of mind that most mechanical or electrical repairs will be made for the first year. this is particularly useful for a first time homebuyer home.
* Prepay some first year expenses. Buyers who might have exhausted their savings and entered into a higher monthly housing allowance may feel great relief knowing that other costs may be prepaid for them.
The above suggestions send a strong message to buyers that you are willing to negotiate which is what the buyers today are looking for.

The chart above gives you a longer term perspective of 3 years to see what the market has done. This chart shows the months of inventory on the market based on pending sales. After reaching a multi-year high inventory high in Nov ‘08, our inventory levels have dropped off significantly. Four subsequent spikes in inventory occurred during the Holidays & after the expiration of the 1st Time Homebuyer Tax Credit (April 2010) and we appear to have crested another Holiday spike and are on the way down. With interest rates at historic lows, now may very well be THE BEST time to buy a home!
